Your HDB Fire Insurance Doesn’t Cover Your Furniture. Here’s What You’re Missing.

What HDB Fire Insurance Doesn't Cover
SHARE

Most homeowners and renters in Singapore believe they are adequately insured. They have fire insurance, it’s mandatory for HDB flat owners, so they assume their home is protected.

It isn’t. Not fully.

HDB fire insurance covers the building structure. It does not cover your furniture, your renovation, your appliances, your jewellery, your laptop, or anything else you own inside your home. If a burst pipe destroys your kitchen, or a fire guts your living room, or a burglar takes your valuables, your mandatory fire policy will not pay for any of it.

This misunderstanding is widespread. And with renovation costs for a well-fitted HDB flat now ranging from SGD 80,000 to SGD 150,000, before you factor in furniture, electronics, and personal belongings, the financial exposure of being uninsured is significant for most households.

What Home Contents Insurance Actually Covers

A home contents insurance policy protects the things inside your home, not the walls themselves. Depending on the plan, this typically includes:

  • Household contents, furniture, appliances, electronics, clothing
  • Renovations, built-in cabinetry, flooring, lighting, fixtures you have paid for
  • Personal valuables, jewellery, watches, cameras, laptops
  • Liability, if a visitor is injured in your home, or if water damage from your unit affects your neighbour’s property
  • Alternative accommodation, if your home becomes temporarily uninhabitable

For expats renting private apartments or condos, the calculation is the same, your landlord’s insurance covers the building. It does not cover your belongings or your liability as a tenant.

The Smart Home Factor

The growing adoption of smart home technology is changing the home insurance landscape. As households install more connected devices, the value of home contents has increased while new categories of risk have emerged.

A modern Singaporean home, with smart speakers, robotic vacuums, connected security systems, high-end audio equipment, and multiple laptops and phones per family, can easily hold SGD 20,000 to SGD 50,000 in contents value without the homeowner ever having done the calculation.

What to Do

The first step is simply to look around your home and add up what you own. Most people are surprised by the number they reach.

The second step is to speak to an independent broker who can compare home contents policies across the full market, not just one insurer’s offering and recommend a plan that matches the actual value of what you have to protect.
